Entrusting your home to a property manager is a big decision and our goal is to make it simple and profitable for you. Whether your goal is to rent your home out 365 days a year or just the odd times that you’re not using your vacation home, Elevation Marketing Management provides a full service property management service for your short term or midterm rental.
Services Offered
- Assist with the permitting process (as needed based on local regulations) and make sure your home stays in compliance with local rental regulations
- Find your local cleaning team and maintenance contact to always have a built up list of local contacts
- Create the AirBnB (or other booking channel) listing for your home under your account so you ultimately have control of your rental and we manage the rental on your account as a Cohost.
- Maintain all communication with guests, respond to inquiries and manage all bookings
- Update your calendar on a consistent basis
- Main point of contact for guests staying at your house and available by phone, email, or through the messaging app
- Coordinate cleaning schedule with local cleaning teams to ensure your home is guest ready
- Address any guest issues or complaints with fast and efficient resolution (i.e. if a toilet clogs at 9pm at night, we send a handyman over)
- Make sure your home is stocked for guests and any supplies that need to be replenished get communicated to the owner
- Initiate and mediate any damage claims that guests make to ensure guests are held accountable during their stay
- Check your cleaning and maintenance invoices to make sure they are completely correct before sending them to the owner to pay
- Coordinate professional photography of the house (to be paid by owner)
- Update the listing calendar for availability and pricing with the goal of maximizing revenue and bookings – this includes using a pricing software for dynamic pricing
- Coordinate any needed supply orders
- Communicate/handle any guest refunds and concerns if they need to be issued depending on the circumstance or complaint

- Find and coordinate professional photography of the home
- Provide interior design consulting for new short term rentals that are still in the remodeling or furnishing stage
- Complete furnishing of the short term rental (ordering of supplies/linens, find local movers for furniture setup, staging, etc.)
Pricing Made Simple
- 20% Management Fee (after cleaning fees have been deducted)
- We charge a 20% fee on your nightly revenue (after collected cleanings fees have been deducted). For example: if your rental makes $8,000 in one month and $1,500 of that $8,000 went to cleaners, then we would charge 20% on the adjusted revenue of $6,500
